1. Who provides Amlaki

2. The service

Amlaki helps landlords organize property, ownership, unit, tenant, lease, rent, receipt, location, photo, and video records. It is an organizational tool. It does not transfer money, register legal title, create a tenancy, or replace official records.

3. Your account

You must provide accurate registration information, protect your password, and promptly report suspected unauthorized access. You are responsible for activity performed through your account unless applicable law provides otherwise.

4. Records about other people

If you enter information about tenants, co-owners, agents, or other individuals, you confirm that you are authorized and have a lawful basis to do so. You must give those individuals any notice required by applicable law, enter only information needed for property management, keep it accurate, and respond to their lawful requests.

5. Your content

You retain rights in the records and media you upload. You give Amlaki the limited permission needed to host, secure, back up, display, and process that content to provide the service. You must not upload unlawful content, malware, unnecessary identity documents, or material that violates another person’s rights.

6. Acceptable use

Do not attempt to bypass access controls, access another workspace, disrupt the service, misuse map services, scrape personal data, or use Amlaki for fraud, harassment, unlawful discrimination, or an unlawful purpose.

7. Availability and changes

We aim to keep Amlaki available and accurate, but maintenance, provider outages, security events, and changes may interrupt it. Features may change as the service develops. Material changes to these terms will be identified by a new effective date and communicated where required.

8. Ending use

You may stop using Amlaki at any time. Account closure, export, retention, and deletion requests are handled subject to legal, security, backup, and record-preservation obligations. Rental history may need to be retained when deletion would remove legally or financially relevant records.

9. Liability and governing law

Nothing in these terms excludes rights or liability that cannot lawfully be excluded. Subject to that rule, Amlaki is not responsible for decisions made without verifying information against official title, lease, banking, or accounting records. These terms are governed by the laws of the Kingdom of Bahrain, and disputes are subject to the competent courts of Bahrain.

1. Scope and roles

This notice applies to the Amlaki website and app. The Amlaki operator controls account, security, support, and service-operation data. A landlord or organization using Amlaki generally decides why tenant and property-contact data is entered and acts as the data controller for those records; Amlaki processes those records to provide the service. The exact roles must be confirmed in the final customer agreement.

2. Data we process

• Account data, including email address, authentication identifiers, workspace membership, and security events.
• Property and ownership records, including addresses, map coordinates, purchase information, title references, notes, photos, and videos.
• Tenant and rental records, including names, phone numbers, email addresses, tenancy dates, deposits, rent charges, receipts, references, and notes.
• Technical data needed to operate and secure the service, such as request, device, diagnostic, and provider logs.
• Language, demo, and session information stored in the browser.

3. Why data is processed

Data is used to create and secure accounts, provide private workspaces, store and display records, calculate rental summaries, support users, prevent misuse, maintain reliability, comply with legal duties, and establish or defend legal rights. Processing must rely on a lawful basis under Bahrain’s Personal Data Protection Law, including consent, contract, legal obligation, or another basis available for the specific activity.

4. Sources and notice to tenants

Account data comes from the account holder. Property and tenant data is entered by landlords or authorized workspace users. When personal data is obtained from someone other than the individual concerned, the responsible controller must provide the notice required by law, subject to applicable exceptions. Amlaki does not currently send that tenant notice automatically.

5. Service providers and disclosures

Amlaki uses Supabase for authentication, database, and private file storage; Cloudflare for application hosting and delivery; and Google Maps Platform for maps, address suggestions, and Street View imagery. Information may also be disclosed when required by law, to protect rights and security, or as part of a properly controlled business transfer. Amlaki does not sell personal data or use it for third-party advertising.

6. Processing outside Bahrain

Some providers may process or route data outside the Kingdom of Bahrain. Before real personal data is accepted, the operator must document the destination countries and put in place a transfer route permitted by Bahrain law, such as a transfer to an approved country, Authority authorization, or a valid statutory exception. Provider use alone does not satisfy this requirement.

7. Retention

Data is retained only for as long as needed for the stated purposes, account administration, security, legal compliance, dispute handling, and legitimate record preservation. The operator must publish and follow a specific retention schedule before launch. Backups and provider logs may be retained for limited additional periods. Demo data stays in the browser and can be cleared with browser storage.

8. Security

Amlaki uses private workspaces, row-level database policies, authenticated access, private media storage, time-limited media links, HTTPS, restricted deployment credentials, and access controls. No system is completely secure. The operator must maintain incident response, access review, backup and restoration, vulnerability management, and breach-notification procedures.

9. Your rights

Subject to Bahrain law, an individual may ask whether personal data is processed, request understandable access information, and request correction, blocking, or erasure where the legal conditions apply. Consent may be withdrawn where processing relies on consent, and direct marketing may be opposed. Identity may need to be verified. Some records may be retained where law or third-party rights require it.

10. Browser storage and maps

Amlaki uses browser storage for authentication sessions, language choices, workspace selection, and demo information. These are functional technologies rather than advertising trackers. Google Maps requests are subject to Google’s own terms and privacy practices. If analytics, marketing cookies, or new third-party tools are added, this notice and any consent controls must be updated first.

11. Requests and complaints

Verify important records

Amlaki is a private organizational aid. It is not Bahrain’s property registry, a bank, a payment processor, an accounting ledger, or a substitute for signed leases, receipts, title deeds, court records, tax records, or professional advice.

No professional advice

Property values, purchase totals, rent summaries, occupancy labels, reminders, maps, and histories are based on information entered by users or supplied by third-party services. They are not legal, financial, tax, accounting, valuation, surveying, or investment advice.

Maps and imagery

Map pins, address suggestions, and Street View imagery may be incomplete, outdated, unavailable, or show a nearby location rather than the property itself. Verify boundaries, addresses, access, condition, and ownership using official sources and an appropriately qualified professional.

Rent and payment records

Marking rent as received records what a user tells Amlaki; it does not confirm a bank transfer or issue an official receipt. Verify money movement against bank and accounting records before relying on a balance.

Service status

This version remains under active development. Backups, restoration, audit trails, incident procedures, retention rules, and hosted email delivery must be operationally verified before Amlaki is used as an authoritative business system.
